Parade Saddle

What could I do to a pair of leather work boots that lost their luster and look really rough?
You know when you get a new pair of boots, they look shiney and polished? Well, this is an old pair of workboots that I have and never done any polishing to them mostly because nobody else does. I'm good at taking care of things and I figured if I'm the only one polishing my work boots, they'd think i'm weird. Anways, they're starting to look ugly, they got little holes forming on the top, looks like it's turning into a sponge. These are definately not parade boots. I just want to do alittle something to get them back in a good condition. It's mid-tan i believe, not brown. I'm guessing just get some saddle soap and clean the boots then polish them up with kiwi mid-tan polish.
Would their be a better option to consider?
if they are dirty, wash them off with warm water and use a scrub brush. let them dry completely.
get some mink oil from walmart , or a shoe shop. mink oil is like a white grease looking product made for use on leather. get a rag and rub the mink oil in. put a light coating of mink oil on it and let is sit overnight, to soak in.
it is not really a polish. it waterproofs and moisturizes the leather. it will help them last longer.
